Why I do this, and how I do it differently.

True story — I got into real estate because my best friend got terrible advice on his first home.

He was 28, stretched his budget, and bought a place with a roof that needed replacing and a basement that would flood by the next spring. His agent pushed hard, he signed, and he spent three years digging out. Watching that happen — to someone who trusted a professional — made me think about how many other people were getting the same treatment.

"I promised myself I'd do this differently. No pushing. No drama for drama's sake. Just careful, patient work — the kind you'd want for your sister, or your parents, or your younger self."

Why the Realtors4U Group

I'm part of the Realtors4U Group — a 25-agent team at LPT Realty, Brokerage. That gives you something most solo agents can't promise: if I'm in a closing meeting when your dream home hits the market, someone from the team can be at the showing in an hour. Our team runs under LPT Realty, Brokerage — the Canadian arm of one of North America's fastest-growing brokerages. LPT gives us cinematic marketing tools, Lofty CRM, and a national network for out-of-province referrals. What it doesn't do is get in the way of how we work with clients. You'll see the LPT name in my email signature; you won't feel it in how I advise you.

Who I work best with

Honest answer: people who want to make a thoughtful decision, not a fast one. If you want an agent who'll push you into the hot market and tell you to "just get in before it goes up again," I'm not your person. If you want someone who'll run the numbers with you, walk the neighborhoods, explain every line of the agreement, and occasionally talk you out of a bad idea — that's what I do.

Most of my clients are first-time buyers (nervous, reasonable, asking good questions) and growing families making a move-up (tired, busy, needing logistics handled). A smaller slice are pre-construction investors who appreciate that I'll say "don't buy this one" when the numbers don't work.

Where I work

I live in Milton, so that's my anchor. From there I work actively across Oakville, Burlington, Mississauga, and Georgetown. The broader GTA is on the table when it fits — I've helped clients buy as far east as Pickering and as far west as Hamilton — but the Halton-Peel corridor is where I know the streets, the schools, and the trade-offs nobody mentions at the open house.

Three things I won't negotiate on.

Patience over urgency

Real estate markets don't reward panic. I won't create false urgency to close a deal. If the right home isn't in the listings this week, we wait. If the right offer isn't on the table, we pass.

ii.

Numbers over stories

Every recommendation I make is backed by comparables, DOM trends, and math that makes sense in your specific situation. "Everyone's buying right now" isn't analysis. I'll show you my work.

iii.

Honesty over politeness

If I think you're about to make a mistake, I'll tell you — even if it costs me the commission. You're making a six- or seven-figure decision. You deserve a real opinion, not a yes-man.
